The Reserves at Grand View Heights Laramie, Wyoming

The Reserves at Grand View Heights is Overland Property Group’s flagship development in the State of Wyoming. Located in a rapidly growing area near Laramie’s eastern borders, this 42-unit family-style community will be part of a solution to alleviate a historic need for affordable housing. As part of the Grand View Heights master planned community, residents will have access to a plethora of amenities including direct walking access to Laramie High School and a brand new planned elementary school. The Reserves at Grand View Heights anticipates welcoming residents in late 2025.

The Reserves at Eagle Point
Aurora, Colorado 

The Reserves at Eagle Point located in a very rapidly expanding and exciting area of eastern Aurora will feature 192 units of one-, two- and three-bedroom apartments with eight, three-story buildings. This development as part of a larger master planned development featuring live-work-play businesses, amenities, parks, schools and services will provide the only affordable workforce housing in this up and coming luxury area. The development itself will have a long list of amenities for residents to enjoy. Including, a luxury 5,000+ square foot clubhouse with community leasing and management, 24/7 wellness/fitness center, community rooms, business center, theatre, fire pit gathering area, outdoor entertainment spaces and kid’s playground. Given the community's proximity to public open space, the future residents will have access to walking trails and picnic areas with nearly unobstructed views of the Downtown Denver and scenic mountains/foothills views. The Reserves at Eagle Point is currently under construction with the first residents planned to be welcomed to the community late 2025.

Brownsville, Tennessee

The Reserves at Cobalt Circle is Overland Property Group's first community under development in the state of Tennessee. Strategically located between Nashville and Memphis, this 72 unit family style development will serve residents of the City of Brownsville as they embark on one of the largest economic expansion efforts in the country; The Ford Motor Company's BlueOval City. With nearly $4 billion in local investment, this state of the art manufacturing, training, and innovation center is sure to drive an extensive need for housing in the area - a mission Overland Property Group is ecstatic to help deliver solutions for. Construction commencing in Summer 2025 will allow our first residents in Tennessee to be welcomed into their homes in the Summer 2026.

The Reserves at Magnolia
Denton, Texas

The Reserves at Magnolia is a planned 60-unit multi- family affordable development in the city of Denton, Texas. This planned development will utilize LIHTC allocated through TDHCA along with other sources of funding. This unique site and setting will offer high quality affordable housing to the city of Denton in a park-like setting surrounded by trees, green space, and amenities. Our extremely experienced development team is excited to work towards developing this high quality, affordable, community in the City of Denton. Overland Property Group intends to break ground in the Spring of 2024, opening its doors to residents in December of 2025.

The Residence at Heritage West
Andover, Kansas

The Residence at Heritage West is a 60 unit, mixed-income senior community located at "The Heritage" district in Andover, KS. The Heritage, with a host of retail, short-term and extended stay, and culinary offerings is slated to be the most ambitious development sector the City of Andover, and the larger Wichita, KS metropolitan area, has seen in recent years. Residents will benefit from an ample array of amenities, including luxurious unit finishes, a community gym, walking trails, green space, and a rooftop deck - all while being offered the opportunity to take part in city-wide activities located at The Heritage Square, Andover's newly constructed community gathering space. Overland Property Group is working tirelessly to break ground on this development in the Spring of 2025 with the goal of welcoming residents in Spring 2026.

San Angelo, Texas

This 30 unit senior development will be our second development in San Angelo and add to the success and number of units in that area. The Residence at Green Meadow will be wrapping up construction and welcoming residents in early 2026.

The Reserves at Veterans Park
Knoxville, IA

The Residence at Veterans Park is OPG's first foray into senior LIHTC development in the state of Iowa. Located in the City of Knoxville, this development is strategically placed within OPG current operating footprint, less than 15 miles from properties in Pella and less than 25 from properties in Oskaloosa. The Residence at Veterans Park will be a part of the larger, master-planned Veterans District - a 152 acre conversion of a former VA Hospital campus to the most prolific housing development Knoxville has ever seen.

As described by the Veteran's district promotional materials, "Veterans Park will reflect the “new-urbanism” style already existing in Knoxville’s mature neighborhoods. Veterans Park is designed to simulate the experience of natural outdoor environment, encourage biking and walking and the relaxations of a simpler lifestyle." OPG's keen eye for design and comprehensive development processes will ensure that The Residence at Veterans Park is a case study in partnership and community development. Construction is scheduled to start in Spring 2025, welcoming residents in Summer 2026.

The Residence at Carter Lake will feature 54 senior apartment units in Carter Lake, Iowa. Carter Lake, like many communities, faces a pressing need for affordable housing due to factors such as population growth, economic shifts, and the rising cost of living. Developments like The Residence at Carter Lake are crucial in addressing this demand, ensuring that seniors of all income levels have access to safe and affordable housing options.
 

 

Carter Lake is uniquely situated in Pottawattamie County, Iowa, and is geographically notable for being located on the western side of the Missouri River. Despite being in Iowa, it forms part of the Omaha-Council Bluffs metropolitan area, providing residents with the benefits of proximity to a major urban center while maintaining a distinct small-town charm. This strategic location offers residents access to a variety of amenities, including employment opportunities, educational institutions, and recreational facilities, making it an attractive place for new housing developments like The Residence at Carter Lake.

Landmark on Cypress
Abilene, Texas

Overland Property Group is no stranger to the City of Abilene, with Landmark at Abilene's completion in 2024. Nestled in the heart of Downtown, this site presents an unparalleled opportunity for revitalization; dating back to its construction in 1923, this architectural gem is brimming with character and offers an array of astounding possibilities at an extraordinary value. With construction beginning in late 2025 and welcoming residents in Spring 2027, Landmark on Cypress will provide 49 units of much needed, affordable family housing to the City of Abilene and its residents.

The Residence at Red Cedar
Corsicana, Texas

This 32 unit development will be located in Corsicana, which is just south of Dallas and expected to be considered a DFW suburb before long with the growth in the area. This exciting senior development will bring much needed affordable housing to Corsicana where there hasn’t been much affordable development but has seen incredible job growth from everything from a Bitcoin mining factory to Russell Stover candies! Awarded July 25, 2024, the construction is scheduled to start late Spring of 2026 and opening its doors to residents in Spring of 2027.

Preserve at Longview
Kansas City, Missouri 

Preserve at Longview is an existing 232-unit affordable housing community located in Kansas City, MO. The property was originally built in 1987 and renovated/placed in service in 2005 under the LIHTC program. Preserve at Longview offers one- and two-bedroom floor plans with fully equipped kitchens and alarm systems. Residents benefit from community amenities such as a swimming pool, playground, basketball court, on-site management, carports and on-site laundry facilities. The property is also located close to both Truman Sports Complex and Longview Lake.

Summit Preservation Group, a division of Overland Property Group, purchased the property in Dec 2021 and been working on a full plan to preserve the affordable housing, not losing it to a different developer who would have made it market rate and severely increasing rents for the residents. Since purchasing the property, the Group has worked extensively on financing and a extensive renovation scope including new roofs, wood siding, windows, HVACs, painting and asphalt repairs, and community amenity upgrades (specifically to the basketball court and playground). The interior unit scope of the renovation includes new LVT flooring, appliances, kitchen cabinets/countertops/fixtures, bathroom vanities/fixtures/toilets and painting throughout. The site will also be fully ADA compliant post renovation.

Summit Preservation Group (Overland Property Group) is closing on Bridgeport Apartments in Kansas City, MO with rehab set to begin late 2025. Renovations on the 232-unit community are scheduled to wrap up late 2026.

The Reserves at Santa Fe Place
Lubbock, Texas

This 110 unit community will be located in Lubbock, TX, with the goal of closing on financing and beginning construction in early 2026 with completion anticipated for Spring 2027. This property will serve families and individuals making between 30% and 60% of the area median income, and will include a clubhouse, playground, dog park, and on-site leasing office, with 1, 2, and 3 bedroom units between 650 SF and 1,050 SF.

Irving Lofts
Cleburne, Texas

Originally known as Irving Elementary School, we are excited for the opportunity to bring new life to a significant piece of local history by preserving and protecting this special historic building for decades to come on the National Register of Historic Places. Located in Cleburne, Texas and originally built in 1915, with additions in 1952, 1981, and 2004. With construction starting in Spring 2026 and welcoming residents in Summer of 2027, this historic rehabilitation will add 34 units of high quality, safe, and affordable senior (55+) housing, while beautifying its surrounding neighborhood with manicured landscaping, era-appropriate building design modifications and restoration, and full perimeter fencing.

Landmark 601
Conroe, Texas

Landmark 601 is a historic renovation of the former Walter P. Jett Education Center in Conroe, Texas. Originally built in 1937, the building will be converted into 70 multifamily residential units. The project marks OPG’s second rehabilitation effort in Conroe. It underscores the community’s ongoing need for affordable housing by providing accessible living options. Construction is scheduled to begin in Spring 2026, with residents expected to be welcomed in Summer 2027.

Texarkana, Texas

Originally built as a Sears Department Store in 1924, this historic gem will start construction in Spring of 2026 and be converted into 40 units of much needed low income housing for seniors in Texarkana, welcoming residents in Summer 2027.

Goddard, Kansas

The Reserves at Meadows 25 in Goddard, KS represents a new construction project featuring a 56-unit multifamily development. This innovative development will include commercial space on the first floor, contributing to a vibrant mixed-use environment. As part of a larger master development, The Reserves at Meadows 25 aims to enhance the community infrastructure and provide essential amenities. Affordable housing is a pressing need in Goddard, and this project seeks to address that demand by offering quality living spaces at accessible price points. By integrating affordable housing options, the development will help foster a diverse and inclusive community, supporting economic growth and enhancing the quality of life for residents. The Reserves at Meadows 25 will begin construction in Spring of 2026 and open its doors to residents in Summer of 2027.

Lee Warehouse Lofts Phase III 
Salina, Kansas

The phase III “sister building” of the Lee Lofts has been left vacant and in a state of decay for decades and we are elated at the opportunity of rehabilitating this hidden gem back to its former glory to serve as much-needed, affordable housing for the residents of Salina. 
 

 

Phase III, as the final building in the Lee Lofts complex, represents an opportunity to fully renovate one of Salina's most prominent buildings, marking the completion of the $100M+ STAR bond district revitalization in downtown. The award-winning success of the H.D Lee Mercantile Lofts (Phase I) and the demonstrated market demand in Lee Hardware Lofts (Phase II) supported the approval and urgency of the Lee Warehouse Lofts (Phase III) development. Construction is slated to begin December 2025, and will look to welcome residents in the Spring of 2027.
