Cleburne, Texas

Originally known as Irving Elementary School, we are excited for the opportunity to bring new life to a significant piece of local history by preserving and protecting this special historic building for decades to come on the National Register of Historic Places. Located in Cleburne, Texas and originally built in 1915, with additions in 1952, 1981, and 2004. With construction starting in Spring 2026 and welcoming residents in Summer of 2027, this historic rehabilitation will add 34 units of high quality, safe, and affordable senior (55+) housing, while beautifying its surrounding neighborhood with manicured landscaping, era-appropriate building design modifications and restoration, and full perimeter fencing.

Lee Warehouse Lofts Phase III 
Salina, Kansas

The phase III “sister building” of the Lee Lofts has been left vacant and in a state of decay for decades and we are elated at the opportunity of rehabilitating this hidden gem back to its former glory to serve as much-needed, affordable housing for the residents of Salina. 
 

 

Phase III, as the final building in the Lee Lofts complex, represents an opportunity to fully renovate one of Salina's most prominent buildings, marking the completion of the $100M+ STAR bond district revitalization in downtown. The award-winning success of the H.D Lee Mercantile Lofts (Phase I) and the demonstrated market demand in Lee Hardware Lofts (Phase II) supported the approval and urgency of the Lee Warehouse Lofts (Phase III) development. Construction is slated to begin December 2025, and will look to welcome residents in the Spring of 2027.

The Reserves at Meadows 25 in Goddard, KS represents a new construction project featuring a 56-unit multifamily development. The Reserves at Meadows 25 will begin construction in Summer of 2026 and open its doors to residents in Summer of 2027.

The development will preserve and adapt the school’s original 1955 brick building while complementing it with thoughtful new construction, bringing renewed purpose to a property that has been vacant since closing in 2023. Residents will enjoy a quiet, established neighborhood surrounded by homes, local businesses, and nearby Lamar Park, with convenient access to healthcare, senior programming, public transportation, and the city’s major corridors.

Lucas Lofts marks Overland Property Group’s sixth development in Wichita Falls, and we are excited to continue the long-term relationship we have built with the city and its residents. Olathe, Kansas

The Reserves at Spruce Haven is a 66-unit new construction multifamily community in Olathe, Kansas. Designed to provide high-quality, affordable housing, the community is a key component of the City of Olathe’s efforts to revitalize and preserve public housing.

The Reserves at Spruce Haven will serve as the primary relocation community for residents of Parkview Manor. By replacing outdated housing with modern, energy-efficient homes, the development will preserve affordability, enhance residents’ quality of life, and support a stronger, more inclusive community for generations to come.

The Residence at Red Cedar
Corsicana, Texas

This 32 unit development will be located in Corsicana, which is just south of Dallas and expected to be considered a DFW suburb before long with the growth in the area. This exciting senior development will bring much needed affordable housing to Corsicana where there hasn’t been much affordable development but has seen incredible job growth from everything from a Bitcoin mining factory to Russell Stover candies! Awarded July 25, 2024, the construction is scheduled to start late Spring of 2026 and opening its doors to residents in Spring of 2027.

Preserve at Longview
Kansas City, Missouri 

Preserve at Longview is an existing 232-unit affordable housing community located in Kansas City, MO. The property was originally built in 1987 and renovated/placed in service in 2005 under the LIHTC program. Preserve at Longview offers one- and two-bedroom floor plans with fully equipped kitchens and alarm systems. Residents benefit from community amenities such as a swimming pool, playground, basketball court, on-site management, carports and on-site laundry facilities. The property is also located close to both Truman Sports Complex and Longview Lake.

Summit Preservation Group, a division of Overland Property Group, purchased the property in Dec 2021 and been working on a full plan to preserve the affordable housing, not losing it to a different developer who would have made it market rate and severely increasing rents for the residents. Since purchasing the property, the Group has worked extensively on financing and a extensive renovation scope including new roofs, wood siding, windows, HVACs, painting and asphalt repairs, and community amenity upgrades (specifically to the basketball court and playground). The interior unit scope of the renovation includes new LVT flooring, appliances, kitchen cabinets/countertops/fixtures, bathroom vanities/fixtures/toilets and painting throughout. The site will also be fully ADA compliant post renovation.

Summit Preservation Group (Overland Property Group) is closing on Bridgeport Apartments in Kansas City, MO with rehab set to begin late 2025. Renovations on the 232-unit community are scheduled to wrap up late 2026.

The Reserves at Santa Fe Place
Lubbock, Texas

This 110 unit community will be located in Lubbock, TX, with the goal of closing on financing and beginning construction in early 2026 with completion anticipated for Spring 2027. This property will serve families and individuals making between 30% and 60% of the area median income, and will include a clubhouse, playground, dog park, and on-site leasing office, with 1, 2, and 3 bedroom units between 650 SF and 1,050 SF.

Landmark 601
Conroe, Texas

Landmark 601 is a historic renovation of the former Walter P. Jett Education Center in Conroe, Texas. Originally built in 1937, the building will be converted into 70 multifamily residential units. The project marks OPG’s second rehabilitation effort in Conroe. It underscores the community’s ongoing need for affordable housing by providing accessible living options. Construction is scheduled to begin in Spring 2026, with residents expected to be welcomed in Summer 2027.

The Gardens at White Mountain will be a 3 building, 48-unit multi-family new construction community in Rock Springs featuring two 3-story walk-ups, covered parking, and a multi-purpose clubhouse. This development will be located next to a rapidly growing neighborhood near White Mountain. Situated on 4.53 acres of land, The Gardens at White Mountain will be able to deliver affordable housing while capitalizing on proximity to many different public services and amenities.

The Historic Hynds Lofts & The Reserves at The Hole
Cheyenne, Wyoming

The Historic Hynds Lofts is the careful historic renovation of the iconic Hynds Building—a structure that has long been part of Cheyenne’s architectural and commercial legacy. Originally constructed in the early 20th century, the Hynds Building played a meaningful role in the city’s downtown growth and evolution. Our work restores and preserves its historic character—honoring the craftsmanship, façade, and story of the building—while adapting the interior into modern loft-style residences that ensure its relevance for generations to come.

 

The Reserves at “The Hole” represents a different, but equally important, chapter in downtown revitalization. Rising on the site of a building that was lost to fire, this new construction transforms a long-vacant gap into a vibrant, thoughtfully designed mixed-use development. Located along one of Cheyenne’s most famed streets, the project restores continuity to the block and completes the streetscape—strengthening the pedestrian experience and reinforcing the historic rhythm of downtown. What was once an empty space is now a symbol of reinvestment and forward momentum.

 

Together, these projects demonstrate a balanced approach to growth—preserving the past while thoughtfully building the future.

The Reserves at Story City

Story City, IA

The Reserves at Story City is a thoughtfully planned multifamily residential development designed to provide much-needed housing options for Story City, Iowa. The community will feature a 45 units - a mix of one-, two-, and three-bedroom apartment and townhome-style residences, including accessible and adaptable units that serve a variety of household types and income levels. The development also includes a resident clubhouse, ample parking, landscaped common areas, and modern architectural design elements that complement the surrounding neighborhood while creating a welcoming and attractive living environment.

 

Located within a growing community with access to local employers, schools, retail services, and recreational amenities, The Reserves at Story City will help address the increasing demand for affordable and workforce housing in the region. As housing inventory remains limited and development opportunities become increasingly important to supporting economic growth, this project will expand the availability of quality rental housing for families, seniors, and working professionals. By increasing housing choice and affordability, The Reserves at Story City will strengthen the local housing market, support workforce retention and recruitment efforts, and contribute to the long-term vitality and growth of the Story City community.
