Clifton Riverside is an exciting opportunity that will help address the overwhelming affordable housing demand in therapidly growing Scenic Bluff neighborhood of Fort Worth, more commonly referred to as River East. This multifamily development will be 94 new residential units that will include both affordable and market-rate apartments. Clifton Riverside will be built in the rapidly growing Scenic Bluffs neighborhood, with endless accommodations and amenities in close proximity. The Development has outstanding access to Riverside Park, the Trinity Trails path system, Greenway Park and Downtown Fort Worth.
Residence at Ridge Hill
The Residence at Ridgehill is an affordable senior living community located in scenic Kerrville, TX. Comprised of 43 units, this development will be open to residents in the Fall of 2023. Anglers Four Hundred
Steamboat Springs, Colorado
Anglers Four Hundred community is a 75-unit affordable community that will feature spacious one, two and three-bedroom units located in the heart of Steamboat Springs. The community is ideally located with a regional bus station only steps away from the community and less than a 1/4 mile from the grocery store, along with numerous shopping, dining and entertainment options only a short walk from the community. Each unit will feature high quality finishes including energy star appliances, vinyl plank flooring, walk in closets, vaulted ceilings, carpet, mountain views, and more. Additionally, community-wide amenities will include a basketball court, business center, community room, courtyard, elevators, exercise facility, on-site management, a picnic area, and playground. Anglers Four Hundred is expected to open in the Fall of 2023.
The Reserves at South Lake
The Reserves at South Lake will be two, three-story residential buildings consisting of 48 units that will include both affordable and market-rate apartments, these units will accompany a clubhouse and onsite leasing office. Other onsite amenities for residents to enjoy include, but are not limited to, a library, fitness center, playground, and bike racks. In-unit amenities like energy star appliances including washing machines, dryers, knotty alder cabinets, LVP Hardwood flooring and ample storage, make the community a place its future residents will be proud to call home. The Reserves at South Lake will be ready to welcome residents in late 2023.
Reserves at Holdsworth
The Reserves at Holdsworth will be Overland Property Group's second development located in Kerrville, TX. With 36 units, this development will provide much needed affordable multi-family housing to the City's residents. Community members will enjoy our fitness center, sport court, dog park, community room, and more. The Reserves at Holdsworth will be open to families in the Winter of 2023.
In July of 2022, Overland Property Group was awarded tax credits for the historic renovation of the former Montgomery County Hospital located in Conroe, TX. Now known as Landmark 301, this redevelopment will bring 47 units of affordable, senior housing to Conroe residents, additionally aiding in the revitalization of the surrounding neighborhood. Utilizing housing tax credits from Texas Department of Housing & Community Affairs, along with federal & state historic tax credits, the renovations required to bring this once-impressive building back to its formal glory began in mid-April of 2023.
We are very excited about bringing our vision for this community to fruition with the full support of the City of Conroe. Landmark 301 will open its doors to residents in Spring of 2024.
Lee Mercantile Lofts Phase II
Lee Lofts Phase II is an affordable multifamily development located in Salina, Kansas. The Phase II development will be a continuation of Overland Property Group's very successful first phase of rehabilitation at the historic HD Lee Buildings, which completed construction in the fall of 2020. These 50 affordable units build upon the blossoming revitalization of downtown Salina and the addition of nearly 9,000 square feet of commercial space make this space home not only to its residents, but also to local businesses in the area. In addition to the numerous amenities being offered to the community, its ideal location in downtown Salina makes Lee Lofts Phase II an appealing development for Overland Property Group. Phase II is currently under construction with plans to finish in the Summer of 2024.
Oakdale Senior Village
Oakdale Senior Village is an existing 137-unit affordable housing community located in our
hometown of Salina, Kansas. The three-building community – that were built in the late 1970’s -
offers all one-bedroom unit floorplans and includes property amenities such as community
rooms, common laundry facilities, and elevators.
Overland Property Group is excited to rehabilitate the buildings to bring them up to current
quality standards and maintain their affordability long-term. The exterior scope of the
renovation includes new roofing, asphalt repairs to parking lots and sidewalks, masonry repairs
and power washing building exteriors. The interior scope of the renovation includes upgrades
to flooring, light fixture upgrades, painting, community amenity upgrades, windows, AC units,
new Energy Star appliances, kitchen cabinets/countertops/fixtures, and new bathroom vanities
- just to name a few! Oakdale Senior Village will preserve highly sought-after long-term
affordable units to downtown Salina and be a further point of pride to the community, in line
with OPG’s mission of preserving affordable housing in our home state of Kansas.
The renovation of Oakdale Senior Village is expected to be completed in the Summer of 2024.
Canterbury Village is a 100-unit affordable housing apartment complex originally constructed in 1970 consisting of 19 two-story buildings, totaling 132,256 square feet on a land area of 9.35 acres. The property was originally developed in 1970 and later renovated in 2006 through funding received by the Low-Income Housing Tax Credit Program (LIHTC), it is 50% HAP Contract and 100% existing LIHTC. The current unit mix contains 12 one-bedroom and one-bath units (584 SF), 44 two-bedroom and one-bath units (788 SF), and 44 three-bedroom and one-bath units (954 SF). The LURA restricts to be rented to income-qualifying residents earning no more than 60% of Area Median Income (80 Units) and no more than 40% of Area Median Income (20 Units). OPG purchased the property with a strategy of holding on a bridge loan until applying for the 4% LIHTC award through which we would do a substantial rehab with replacement of roofs, windows, appliances, cabinets, and other interior and exterior upgrades. Canterbury received bond inducement in November 2022, was awarded tax credits in the June 2023 round from KHRC and is currently working towards an October 2023 closing with renovations slated to begin in November.
San Angelo, Texas
Built in 1929 as the Rainbow Hotel and re-branded and renovated in 1933 as the Roosevelt Hotel, the property is a three-story commercial building with Mission Revival detailing located at 50 N. Chadbourne Street at the northeast corner of N. Chadbourne Street and E. College Avenue in downtown San Angelo, Texas. It was designed by John G. Becker and has a rectangular footprint that transitions into a U-shaped building at the second floor. The building’s west and south elevations are clad in buff brick with restrained cast concrete features, while the north and east elevations are clad in red brick and devoid of ornament. The building saw alterations in the 1950s, including storefront changes.
After being awarded funding on July 27th, 2023, by TDHCA, Overland Property Group will rehabilitate the Roosevelt Hotel, to be called Roosevelt Lofts, into 25 units of affordable senior housing for those making between 30% and 60% of the Area Median Income.
The Reserves at Sweetwater Flats
Spring Hill, Kansas
The Reserves at Sweetwater Flats is a proposed 48 unit new-construction, family style development in Spring Hill, KS. Nestled in the heart of Spring Hill, The Reserves at Sweetwater Flats enjoys unparalleled accessibility to the vibrant city life of the Kansas City metropolitan area. Situated just a short drive away from downtown Kansas City, and less than 20 miles from Overland Property Group's Kansas City office, residents of Sweetwater Flats will benefit from the perfect blend of a serene suburban environment and easy access to world-class cultural attractions, job opportunities, and entertainment options.
As a flagship recipient of 9% Kansas State Low-Income Housing Tax Credits, the Reserves at Sweetwater Flats will redefine affordable housing development for the community closest to Overland Property Group. An anticipated financial closing in late 2023 and construction commencement in the Spring of 2024 will allow residents to be welcomed in the summer of 2025.
Kansas City, Missouri
Bridgeport Apartments is an existing 232-unit affordable housing community located in Kansas
City, MO. The property was originally built in 1987 and renovated/placed in service in 2005
under the LIHTC program. Bridgeport offers one- and two-bedroom floor plans with fully
equipped kitchens and alarm systems. Residents benefit from community amenities such as a
swimming pool, playground, basketball court, on-site management, carports and on-site
laundry facilities. The property is also located close to both Truman Sports Complex and
Overland Property Group purchased the property in Dec 2021 with plans for
rehabilitation. The renovation scope includes new roofs, wood siding, windows, HVACs,
painting and asphalt repairs, and community amenity upgrades (specifically to the basketball
court and playground). The interior unit scope of the renovation includes new LVT flooring,
appliances, kitchen cabinets/countertops/fixtures, bathroom vanities/fixtures/toilets and
painting throughout. The site will also be fully ADA compliant post renovation.
Overland Property Group is closing on Bridgeport Apartments in Kansas City, MO with rehab set to begin Summer 2023. The renovations on the 232-unit community are scheduled to wrap up in Summer 2024.
The Reserves at Eagle Point
The Reserves at Eagle Point will feature eight, three-story buildings consisting of 192 units of affordable one-, two- and three-bedroom apartments. Its location will be in a rapidly expanding area in eastern Aurora near major employment centers and numerous retail and commercial uses. The development will have a long list of amenities for residents to enjoy. Including, a fully functional 5,000 square foot clubhouse with a leasing office, 24/7 fitness center, community room, business center, theatre, and kid’s playground. Given the community's proximity to public open space, the future residents will have access to walking trails and picnic areas with nearly unobstructed views of the Downtown Denver foothills.
In-unit amenities will include energy star appliances, knotty alder cabinets, walk-in closets, a patio/balcony and 9 ft ceilings. The development will certify to Zero Energy Ready Homes, an advanced energy efficiency program and will all be all-electric. The Reserves at Eagle Point will provide 192 affordable units for families and individuals earning between 30% and 80% of the area median income. It is intended to break ground in the Fall of 2023 and will welcome its first residents in early 2025.
The Reserves at Magnolia
The Reserves at Magnolia is a planned 60-unit multi- family affordable development in the city of Denton, Texas. This planned development will utilize LIHTC allocated through TDHCA along with other sources of funding. This unique site and setting will offer high quality affordable housing to the city of Denton in a park-like setting surrounded by trees, green space, and amenities. Our extremely experienced development team is excited to work towards developing this high quality, affordable, community in the City of Denton. Overland Property Group intends to break ground in the Spring of 2023, opening its doors to residents in the early Summer of 2024.
Heritage at Abilene
Heritage at Abilene is an exciting, new addition to Overland Property Group's historic rehabilitation portfollio. Located in Abilene, TX, this building was formally known as The Travis Elementary School and has been sitting vacant since 1984, occupying an entire city block. The two original buildings will be rehabilitated to maintain their historic charm and character, and a third building will be constructed to compliment the historic nature of the two original buildings. Once the rehabilitation and construction of the new bulding have been completed, Heritage at Abilene will provide 29 affordable units to the seniors of Abilene. This site will feature ample green space, a community room, and dog park. Residents will call Heritage at Abilene home beginning in the Spring of 2024.
